These Terms & Conditions govern the use of the official website of Orienty Home, a hospitality brand operated by Orienty Tour S.r.l., and apply to all direct reservations made through this website or otherwise confirmed directly by us in writing.
By using this website and/or making a direct reservation with us, you confirm that you have read, understood, and accepted these Terms & Conditions, together with our Cancellation Policy, Privacy Policy and Cookie Policy.

2. Scope of Application
These Terms apply only to direct reservations concluded through the official Orienty Home website or otherwise confirmed directly by Orienty Tour S.r.l. by email, written message, invoice or written booking confirmation.
Reservations made through third-party platforms, online travel agencies, agencies, channel managers or other intermediaries are governed primarily by the terms and conditions of the relevant platform or intermediary, in addition to any applicable house rules of the property.
3. Reservation Requests and Contract Formation
A reservation is considered confirmed only when:
- the guest has provided all requested information truthfully and completely;
- we have issued a written confirmation of the booking; and
- any required deposit, prepayment, payment guarantee or card pre-authorisation has been successfully completed, where applicable.
We reserve the right to refuse, decline, suspend or cancel any reservation in the event of:
- obvious pricing or technical errors;
- incomplete or inaccurate guest information;
- invalid or non-functional payment details;
- suspected fraud, abuse or unlawful activity;
- breach of these Terms or of the house rules;
- circumstances affecting the lawful, safe or reasonable provision of the stay.
4. Prices, Taxes and Additional Charges
All prices displayed on the website are expressed in Euro (EUR) unless otherwise stated.
Room rates include only those services and amenities expressly indicated at the time of booking. Unless expressly stated otherwise, any tourist tax, city tax or similar local charge required by law is not included in the room rate and must be paid by the guest according to the instructions provided before arrival, at check-in, during the stay or at check-out, as applicable.
Any optional extra service requested by the guest may be subject to an additional charge.
5. Payment Terms
We may require one or more of the following:
- full advance payment;
- partial advance payment;
- a valid payment card guarantee;
- card pre-authorisation before arrival or at check-in.
Failure to complete the requested payment step within the stated time may result in the reservation being cancelled.
For bookings confirmed directly by email, phone, WhatsApp or message, the applicable payment conditions shall be those stated in the written quotation, booking confirmation or payment request sent by us.
6. Check-in, Identification and Guest Registration
Guests may be required to complete online check-in procedures before arrival and/or to provide identification details in advance where required by law or for operational reasons.
At check-in, each guest may be required to present a valid identity document or passport. If a guest fails to provide the legally required identification data, we may be unable to complete check-in.
Only the guests included in the confirmed reservation may stay at the property, unless otherwise approved by us in writing.
7. Occupancy and Use of the Property
The maximum occupancy indicated for the booked room or unit must be respected at all times.
Guests may not bring in additional overnight guests, unauthorised visitors or exceed the maximum occupancy limit without our prior written approval.
The property must be used only for lawful temporary accommodation purposes and in a manner respectful of other guests, neighbours, staff and the building.
8. House Rules
Unless expressly authorised by us in writing, the following are not permitted:
- smoking inside the property;
- parties, events or gatherings;
- excessive noise or disturbance, especially during evening and night hours;
- unauthorised visitors or overnight guests;
- pets;
- any illegal activity or conduct that may endanger persons, the property or the building.
Serious or repeated breach of the house rules may result in immediate termination of the stay without refund, to the extent permitted by applicable law.
9. Damage, Missing Items and Extraordinary Cleaning
Guests are responsible for any damage caused during their stay to the room, furniture, equipment, keys, common areas or building accessories, excluding normal wear and tear.
We reserve the right to charge the reasonable cost of:
- repair or replacement of damaged or missing items;
- lock or key replacement where necessary;
- extraordinary cleaning required due to misuse, smoking, stains, waste, odours or abnormal dirt;
- any direct loss caused by breach of these Terms or the house rules.
10. Cancellation, No-Show and Early Departure
Cancellation, modification, refund and no-show rules form an integral part of these Terms and are governed by our Cancellation Policy and, where applicable, by the specific rate conditions shown before the reservation is completed.
If the guest does not arrive and does not provide prior notice within a reasonable time, the booking may be treated as a no-show and the applicable charge may be applied.
In the event of early departure after check-in, unused nights are non-refundable unless otherwise required by law or expressly confirmed by us in writing.
11. Right of Withdrawal
To the extent permitted by applicable law, direct reservations for accommodation services performed on a specific date or during a specific period are not subject to the general 14-day right of withdrawal applicable to certain distance contracts.
12. Limitation of Liability
To the maximum extent permitted by applicable law, we shall not be liable for indirect, consequential or incidental damages, including but not limited to missed transport connections, missed events, loss of enjoyment, loss of profit or business interruption.
Nothing in these Terms excludes or limits liability where such exclusion or limitation is not permitted by law.
Guests remain responsible for their own personal belongings throughout the stay. We recommend that all guests arrange suitable travel insurance.
13. Complaints and On-Stay Issues
Any issue concerning the room, facilities or stay should be reported to us as soon as possible during the stay, so that we have a fair opportunity to verify and, where possible, resolve the matter promptly.
14. Privacy and Cookies
Use of this website is also governed by our Privacy Policy and Cookie Policy, which explain how we collect, use, store and protect personal data and how cookies and similar technologies are used on the website.
15. Governing Law and Jurisdiction
These Terms are governed by Italian law.
If the guest is a consumer, any mandatory rights and protections granted by the law of the country of the guest’s habitual residence remain unaffected where applicable.
For non-consumer disputes, the Court of Trieste shall have exclusive jurisdiction, unless mandatory law provides otherwise. Consumer disputes shall be subject to the jurisdiction rules established by mandatory applicable law.
